Continued service as a resource to the Owner at Project close-out,
and beyond, usually involves:
Coordination of Owner voice and data cable and security systems,
as may be required.
Coordinating preparation and review of Operation & Maintenance
(O&M) Manuals. Review all written contractor warranties prior
to inclusion in the O&M Manuals.
Facilitating start-up and commissioning procedures for mechanical
and electrical systems and training of Owner’s Facilities
Management personnel.
Reviewing As-Built Drawings on a monthly basis and prior
to final delivery to the Owner.
Preparation of final Project accounting to satisfy Owner
and Lender requirements.
Obtain and review all unconditional lien releases and manage
closeout of all contracts.
Make recommendation to Owner for final payment and release
of retainage.
