Continued service as a resource to the Owner at Project close-out, and beyond, usually involves:

• Coordination of Owner voice and data cable and security systems, as may be required.
• Coordinating preparation and review of Operation & Maintenance (O&M) Manuals.  Review all written contractor warranties prior to inclusion in the O&M Manuals.
• Facilitating start-up and commissioning procedures for mechanical and electrical systems and training of Owner’s Facilities Management personnel.
• Reviewing As-Built Drawings on a monthly basis and prior to final delivery to the Owner.
• Preparation of final Project accounting to satisfy Owner and Lender requirements.
• Obtain and review all unconditional lien releases and manage closeout of all contracts.
• Make recommendation to Owner for final payment and release of retainage.
