Owner Representation/Development Services during the Construction
Phase of the Project normally include:
Facilitating
the timely progression of the work, in cooperation with the Project
Team, to achieve the Owner’s objectives.
Performing Ongoing Inspections - Regularly inspect work
in progress to ensure that construction quality meets or exceeds
industry standards
and is in accordance with the project plans and specifications.
Monitoring Work Progress - Provide regular verbal communication
with Owner, as well as written reports as required, regarding
design and/or construction issues and work progress as it relates
to the
Construction Schedule. Recommend action when appropriate.
Processing Payment Requests - Review and make owner recommendations
for all applications for payment by consultants, contractors and
suppliers according to the terms of their respective contracts.
Monitoring Changes in the Work - Evaluate and make owner recommendations
regarding change order requests. Negotiate scope and cost of
proposed changes on Owner's behalf for Owner’s final review
and approval.
Attending Project Meetings - Attend all Project Meetings
on the Owner’s behalf to ensure the orderly and timely progress
of the work and the highest level of communications among all
members of the Project Team.
