PRE-CONSTRUCTION/DESIGN/BID PHASE |
Services often include:
- Serving as the single point contact
between Owner/Developer, the Design Team and the General or Prime
Contractor(s).
- Establishing Owner criteria and assistance in Design Team
selection.
- Identification and coordination of Owner's program requirements
with Design Team.
- Overseeing overall project planning.
- Establishing and monitoring milestone design and construction schedules.
- Providing conceptual construction estimating, cash flow projections
and overall project budgeting.
- Assisting Owner in obtaining construction and permanent financing,
if requested.
- Facilitating cost engineering, constructability analysis and identification
of potential major design and/or construction problems and solutions.
- Evaluating cost trade-offs for the Owner’s review.
- Adapting project control system to Owner's reporting requirements.
- Providing input to program risk analysis, bonding and insurance
coverage.
- Assisting Owner in developing contracting strategy for bid or negotiated
contracts.
- Providing review and recommendations regarding construction documents.
- Planning and coordinating work packages for bid.
- Reviewing pre-qualification procedures for bidding subcontractors
and vendors.
- Conducting detailed reviews of all General Contractor,
Subcontractor and Vendor pricing following bidding
and prior to recommending
award of contracts.
- Negotiating for design and consulting services and contractor and
vendor agreements.
- Drafting Owner-Architect, Owner-Contractor Agreements and Purchase
Orders for Owner legal review and approval.
- Managing programming, bidding, purchase, delivery and installation
of Owner-provided equipment.
